The total cost of your stay includes the nightly rental rate, the cleaning fee ($65-75 per stay), and the North Carolina tax rate.

The standard check-in time on the day of your arrival is 3pm. You will receive an email with arrival instructions the day before your reservation begins.

The standard check-out time on the day of your departure is 11am. Before you leave, we kindly ask that you do the following items:

• Place all dirty bed linens and towels in the laundry basket in the bathroom
• Place any dirty dishes in the dishwasher and start a normal wash cycle
• Cover the hot tub
• Empty the trash cans
• Turn off all lights and the HVAC units
• Lock all the doors when you leave

• Cancellations more than 10 days in advance of your check-in date are fully refundable, minus a $25 processing fee.
• Cancellations between 5 and 10 days in advance of your check-in date are eligible for a 50% refund.
• Cancellations less than 5 days in advance of your check-in date are nonrefundable.
• Any nonrefundable amount can be applied to a future stay at the farm within 12 months.
• While our weather is usually wonderful, we can not guarantee it to be so during your visit.  Inclement weather does not alter our cancellation policy.

Please take note of the maximum guest capacity for each cottage. Cottage occupancy numbers are non-negotiable and will be strictly enforced. The cottages are not suitable for large gatherings or parties. Any violations will result in forfeiture of all fees and the immediate eviction of all guests.

For the safety of both your pets and our farm animals, we regret that we cannot allow any pets during your stay. Many of our animals, including the farm dogs, have free range on the farm and they are frightened when they encounter a strange animal on the property. Thank you for understanding.

There is no smoking allowed in the cottages. If you choose to smoke outside, please do so away from the cottages and be sure to properly dispose of your trash.
